Caixa's Mortgage Portfolio Hits Record R$ 1 Trillion
Caixa Econômica Federal's housing portfolio reached R$ 1 trillion in June 2026, driven by the government's Minha Casa Minha Vida program.

State-owned lender Caixa Econômica Federal announced that its mortgage portfolio reached a historic R$ 1 trillion in June 2026. The milestone represents a 14% year-on-year growth for the bank, which controls approximately 68% of Brazil’s housing finance market. In the first quarter of 2026 alone, Caixa originated R$ 64,2 billion in new real estate credit, marking a 30.6% increase compared to the same period last year.
The massive expansion is heavily driven by the federal government's subsidized housing program, Minha Casa, Minha Vida (MCMV), which accounts for 58.4% of Caixa's total housing credit portfolio. This state-backed funding channel has shielded low-income homebuilders from the broader macroeconomic pressures facing the Brazilian real estate sector.
While private-sector real estate funding remains constrained by high interest rates—with the Selic benchmark rate currently at 14.25%—the subsidized nature of MCMV provides a steady, insulated flow of capital. This continuous liquidity acts as a major tailwind for low-income developers, including Cury (CURY3), Direcional, Tenda (TEND3), and MRV (MRVE3), which rely on federal credit lines to sustain high sales velocity and project execution.
To offset the stagnation of traditional savings accounts (caderneta de poupança) under high interest rates, Caixa has increasingly diversified its funding sources. The bank has utilized alternative instruments such as Real Estate Credit Letters (LCI), capital market issuances, and FGTS resources to maintain credit supply. This strategic shift ensures predictable financing for the lower-income housing segment, even as private developers face tighter credit conditions.
