Global beverage giant Coca-Cola FEMSA is transitioning from tenant to landlord in South America’s largest metropolitan area. The company has decided to buy its own distribution hub rather than continue renting it, securing direct ownership of a critical piece of its Brazilian logistics network.

On October 29, 2026, the Brazilian real estate investment trust Alianza Trust Renda Imobiliária (ALZR11) announced in a regulatory filing that it signed a binding agreement to sell its logistics warehouse in Santo André, São Paulo, directly to its tenant, Coca-Cola FEMSA. The transaction was closed for R$ 140 million (approximately $24.5 million). The property, located on Avenida dos Estados in the industrial belt of São Paulo, serves as a primary distribution center operated by Coca-Cola FEMSA's local subsidiary, SPAL Indústria Brasileira de Bebidas.

For the selling real estate trust, the transaction delivers an immediate financial boost. According to the October 29, 2026 material fact filing by the fund's management, the sale price sits roughly 12% above the property's June 2026 independent valuation. The deal will generate an immediate extraordinary profit of R$ 17.28 million ($3 million) for the fund. Furthermore, the trust will use R$ 56 million of the proceeds to fully pay off its outstanding debt linked to the asset, significantly reducing its portfolio leverage.

This buyout ends a long-term lease that was originally scheduled to run through October 2033. By purchasing the asset, Coca-Cola FEMSA secures permanent control over a 12,753-square-meter facility situated on a strategic 36,740-square-meter plot. The location provides direct logistics access to the metropolitan area of São Paulo, which is home to over 20 million consumers. Until the final deed is signed and the remaining R$ 133 million is paid, the real estate trust will continue to collect the monthly rent of R$ 940,945 from the beverage company.

Coca-Cola FEMSA, the largest franchise bottler of Coca-Cola products in the world by sales volume, operates extensively across Latin America and trades on the New York Stock Exchange under the ticker KOF.
