Vinci Offices FII (VINO11) announced a dividend distribution of R$ 0.042 per share for June, marking its highest monthly payout in five months. The distribution represents an estimated monthly dividend yield of 0.88% based on the June 30 closing price of R$ 4.75. Stockholders registered by the close of trading on June 30 are eligible for the payout, which is scheduled for distribution on July 14.
The dividend increase reflects improved cash flow stability and capital structure optimization following the final installment payment from the sale of a 49% stake in the BM 336 asset in Leblon, Rio de Janeiro. The final installment, received in April, totaled R$ 36.9 million and generated an estimated cash impact of R$ 0.19 per share. Management has utilized these proceeds to deleverage and optimize the fund's balance sheet, mitigating the impact of high financial expenses.
Despite the higher June payout, VINO11 maintains a substantial undistributed profit reserve of R$ 16.3 million, equivalent to R$ 0.197 per share. This accumulated reserve provides a significant buffer to support future distributions and maintain dividend predictability for investors.
On the broader Brazilian market, the real estate index (IFIX) continues to monitor corporate office fund performances. Meanwhile, major equities and indices showed positive momentum in today's trading session: PETR4 is up 0.34% at 37.96, VALE3 rose 0.35% to 78.24, ITUB4 ticked up 0.07% to 42.47, and the benchmark IBOV index gained 0.64% to reach 172,787.62.
