The Brazilian solar infrastructure real estate fund AZSG11 (AZ Solargrid Renda Solar FII) completed its first fair value asset revaluation, adding R$63.69 million ($12.7 million) to its net equity. The adjustment, finalized on July 22, 2026, and announced in a recent material fact by administrator XP Investimentos and manager AZ Quest Infra, successfully resolves a temporary negative net equity position that had previously concerned investors.
The accounting mechanism behind the shift stems from an asymmetrical reporting structure. In early July, the fund reported a negative net equity of approximately R$5.8 million. This deficit did not reflect operational deterioration; rather, the fund's 17 solar infrastructure assets (surface rights on photovoltaic plants) were recorded at historical cost, while its liabilities—primarily Certificados de Recebíveis Imobiliários (CRIs)—were continuously marked-to-market. By conducting an independent appraisal of the physical assets to reflect their true market value, the fund aligned its balance sheet, significantly boosting its intrinsic value per share.
This resolution comes amid steady trading on the Brazilian exchange (B3). The benchmark Ibovespa today is holding flat at 175,334.45 (+0.00%), supported by gains in major financial players like Itaú Unibanco (ITUB4: 42.69, +1.40%), while commodity giants show mixed results, with Vale (VALE3: 75.69, +0.60%) edging up and Petrobras (PETR4: 41.01, -2.84%) sliding.
