The Brazilian real estate investment trust Rio Bravo Renda Corporativa (RCRB11) has finalized the sale of its stake in the Parque Cultural Paulista building on São Paulo’s Avenida Paulista for R$ 77.1 million. The transaction was executed at R$ 15,313 per square meter, representing a premium of 15% above the asset's latest valuation and 16% above its original acquisition cost.
The deal generated a total capital gain of R$ 10.9 million, which translates to a profit of R$ 2.96 per share for the fund's investors. Under the agreed financial structure, the buyer paid 50% of the transaction value upfront, with the remaining half to be paid in installments through November 2028. The sale was completed after the building's current tenant exercised its contractual right of first refusal, pre-empting an initial agreement aligned with an institutional investor.
According to fund manager Rio Bravo, the divestment is part of an active management strategy to reduce exposure in properties where the fund holds minor fractional ownership. This allows RCRB11 to concentrate capital on acquiring entire buildings or larger, more influential stakes in prime corporate real estate. The transaction highlights robust liquidity and demand in São Paulo's premium office market, achieving pricing levels that exceed average historical transactions for similar regional properties over the past 18 months.
The announcement comes amid broader declines in the Brazilian equities market. In recent trading, the B3 stock exchange index, IBOV, fell 1.24% to 173,825.27. Major blue-chip equities also faced downward pressure, with PETR4 down 1.72% to 39.89, VALE3 dropping 2.05% to 72.98, and ITUB4 declining 1.37% to 42.55.
