Pátria Renda Urbana (HGRU11) has officially closed its sixth share offering after successfully raising R$ 205,718,789.36. The real estate investment fund (FII) completed the public distribution under the CVM 160 regulatory framework, securing crucial capital to finalize R$ 150.4 million in strategic urban retail and educational property acquisitions.

The newly raised proceeds will back the purchase of two major asset portfolios. This includes five prime retail properties in Rio de Janeiro's upscale Leblon district—currently leased to high-profile tenants like Decathlon and Hashdex—alongside a São Judas University campus in São Bernardo do Campo, São Paulo. The acquisitions are structured with an attractive cap rate of 9.4% per year, offering robust yield potential for the fund's portfolio.

This capital raise comes amid mixed sentiment in the broader Brazilian financial markets. The Ibovespa index (IBOV) traded down at 170,653.45 (-0.79%), weighed down by a decline in Vale (VALE3) at 72.7 (-4.59%) and Itaú Unibanco (ITUB4) at 41.89 (-1.27%). Conversely, Petrobras (PETR4) bucked the downward trend, rising to 39.65 (+3.15%). Despite the volatile equity landscape, HGRU11’s successful funding round highlights resilient investor demand for high-quality real estate assets in prime urban locations.
