Hedge Brasil Shopping Fundo de Investimento Imobiliário (HGBS11) announced it will pay a monthly dividend of R$ 0.17 per share on July 14, 2026. The distribution remains unchanged from the level maintained since March 2026. Based on the June 30 closing share price of R$ 19.50, the payout represents a monthly dividend yield of 0.87%.
The fund's ability to sustain its dividend profile highlights the execution of its portfolio recycling strategy. HGBS11 recently booked an estimated non-recurring capital gain of R$ 48 million (approximately R$ 0.33 per share) from selling its remaining 18.375% stake in the I Fashion Outlet Novo Hamburgo in Rio Grande do Sul. The transaction, valued at R$ 63.4 million, was completed at a 29.4% premium over the asset's latest valuation laudo.
This divestment follows a series of strategic moves by the real estate fund in the first half of 2026, including the R$ 128 million sale of a 19% stake in Shopping Jardim Sul and a subsequent R$ 401.7 million acquisition of shares in Shopping Parque Dom Pedro. The broader Brazilian market showed modest gains today, with the Bovespa Index (IBOV) rising 0.64% to 172,787.62 points, while individual equities moved higher: PETR4 traded at 37.96 (+0.34%), VALE3 at 78.24 (+0.35%), and ITUB4 at 42.47 (+0.07%).
