Genial Replaces BTLG11 with GGRC11 in July FII Portfolio

Genial Investimentos has adjusted its recommended real estate fund (FII) portfolio for July by replacing BTG Pactual Logística (BTLG11) with GGR Covey Portfolio (GGRC11). The tactical rotation highlights a more favorable risk-return profile for GGRC11, driven by its attractive valuation gap and consistent income generation. While Genial continues to recognize the high quality of BTLG11's portfolio, the broker opted to capture the immediate upside potential offered by GGRC11's current market pricing.

The investment thesis for GGRC11 centers on its steep discount and robust cash flow. The fund currently trades at approximately 0.89x its net asset value (P/VP), representing an 11% discount to book value. Additionally, GGRC11 delivered a dividend yield of approximately 12% over the last 12 months. This combination of a high yield and discounted entry point presents a strong tactical opportunity for income-seeking investors compared to its peer.

Active management, geographic diversification, and long-term lease structures serve as the primary operational drivers for the fund. GGRC11 has recently expanded its portfolio of high-standard logistics warehouses, utilizing structured acquisitions with earn-out mechanisms to maximize future rental yields. These long-term contracts provide highly predictable revenues, mitigating vacancy risks across Brazil’s major industrial hubs.

This portfolio shift comes as the broader Brazilian market shows positive momentum. In today's trading, the Ibovespa (IBOV) rose 0.74% to 174,070.27 points. Among major equities, Petrobras (PETR4) gained 0.76% to trade at 38.25 BRL, Vale (VALE3) climbed 0.77% to 78.84 BRL, and Itaú Unibanco (ITUB4) ticked up 0.64% to 42.74 BRL. In the real estate sector, Genial's flagship "Carteira Valor" portfolio outperformed its benchmark in June, posting a minor decline of 0.96% compared to a 1.21% drop for the IFIX index.
