The Brazilian real estate investment fund Guardian Real Estate (B3: GARE11) has detailed the complete allocation of its R$1.27 billion capital raise from its seventh share issuance. According to its June 2026 management report, the fund successfully channeled R$676 million into property acquisitions, kept R$310 million in free cash to bolster liquidity, and deployed R$290 million into financial instruments, including Certificados de Recebíveis Imobiliários (CRIs). Following this capital raise, the fund's net equity more than doubled to approximately R$2.7 billion, up from its previous footprint.

This massive capital deployment serves as a key mechanism to optimize GARE11's capital structure and secure long-term cash flow. By investing R$290 million in CRIs, the fund aims to generate immediate returns on its cash, aid in ongoing desalvagem (deleveraging) efforts, and retain tactical flexibility for future real estate transactions. Operationally, GARE11 reported a robust net result of approximately R$23.9 million for June 2026. Backed by these figures, management maintained its forward 12-month dividend guidance in the range of R$0.083 to R$0.090 per share, reinforcing cash flow predictability for those who invest in Brazil.

The news comes amid steady performance across broader Brazilian capital markets. On the B3 stocks exchange, the benchmark Ibovespa today was flat at 175,334.45 points. Among major blue chips, Petrobras (B3: PETR4; NYSE: PBR) slipped 2.84% to R$41.01, while mining giant Vale (B3: VALE3; NYSE: VALE) rose 0.60% to R$75.69, and Itaú Unibanco (B3: ITUB4; NYSE: ITUB) gained 1.40% to R$42.69. Looking ahead, market participants will monitor GARE11's upcoming pipeline, with the fund expecting to finalize another property acquisition from its seventh issuance pipeline by the end of July. Investors will also keep a close eye on the execution of its R$804.4 million portfolio sale to Riza Renda Imobiliária Master, which remains on schedule and is poised to further reshape the fund's balance sheet and leverage ratios.
