EDGA11 FII Signs Major Leases, Slashing Vacancy to 20%
BTG Pactual's EDGA11 real estate fund secures two major leases in Rio de Janeiro, cutting vacancy to 20% and paving the way for a 28% revenue surge.

The Brazilian real estate market is showing fresh signs of life as BTG Pactual’s Edifício Galeria real estate fund (EDGA11) announced two major corporate leasing agreements in downtown Rio de Janeiro. The new contracts cover a combined 3,748 square meters of corporate office space within the historic Edifício Galeria. This successful leasing activity is set to slash the fund's vacancy rate from roughly 34% down to 20%, marking a significant operational turnaround for the mono-asset fund.
Once initial grace periods and contractual discounts expire, the new leases are projected to boost EDGA11's monthly rental revenues by approximately 28% compared to June levels. According to the fund administrator, this revenue expansion is expected to add R$ 0.0399 per share to potential distributable yields. The first lease was signed with the Foundation for the Development of Scientific Computing (FACC) for 1,640 square meters over a 120-month term, while the second was secured with Monto Industrial Ltda. for 2,108 square meters over 60 months.
This operational breakthrough comes amid a broader rally across Brazilian financial markets. On the B3 exchange, the Ibovespa index (IBOV) climbed 2.44% to 177,547.56 points. Blue-chip B3 stocks also posted strong gains, with Petrobras (PETR4) rising 2.21% to R$ 42.58, Vale (VALE3) gaining 3.96% to R$ 75.1, and Itaú Unibanco (ITUB4) ticking up 0.87% to R$ 42.9.
For global investors looking to invest in Brazil through liquid vehicles like the MSCI Brazil ETF (EWZ) or tracking the local real estate index (IFIX), the recovery of distressed corporate office spaces highlights pockets of deep value. While EDGA11 has faced historical headwinds and dividend suspensions due to past tenant defaults, this substantial vacancy reduction signals that prime commercial properties in Rio de Janeiro are regaining momentum.
