The Fundo de Investimento Imobiliário (FII) Suno Energias Limpas (SNEL11), Brazil’s equivalent of a Real Estate Investment Trust, is positioning itself for a massive expansion in the clean energy sector after its quotas reached a new high in total return, trading near R$ 8.37, while its investor base swelled past 123,000 cotistas. The fund, which is the first Brazilian FII dedicated exclusively to renewable energy, is currently running a fifth public offering designed to propel its growth and cement its place in the country’s burgeoning solar market.

The mechanism for this growth is a substantial capital raise that could potentially increase the fund’s Net Equity from its current R$ 889.9 million to R$ 3.29 billion, marking one of the largest planned expansions in the FII space this year. The proceeds are earmarked to fund a significant increase in its operational capacity, which is focused on solar Distributed Generation (DG). The goal is to raise the installed capacity from 149.4 MWp to 635.2 MWp by acquiring 187 new solar generation projects across the country. This expansion reflects the broader trend of institutional money flowing into Brazil's transition toward clean, decentralized power.

FIIs are a popular asset class on the B3 exchange, offering investors exposure to the real estate sector and typically distributing monthly income, similar to US REITs. SNEL11 specializes in acquiring and leasing out mini-generation plants—effectively renting them to commercial and industrial tenants under long-term contracts. The fund’s growing popularity, evidenced by the sharp increase in its investor base, stems from the appeal of pairing reliable, periodic income distributions with an investment thesis focused on Brazil's structural shift toward renewable energy. The fund’s current installed capacity of 149.4 MWp is the starting point for a nearly five-fold increase in its project portfolio, highlighting the scale of the managers' ambition.

The successful execution of this offering and the subsequent acquisition of projects will mark a major milestone for the renewable energy FII segment. The ability to absorb and deploy nearly R$ 2.4 billion in new capital would underscore the depth and liquidity available in Brazil's capital markets for clean infrastructure development.
