For a foreign audience, the fee—known in Brazil as the *taxa de condomínio*—is the mandatory charge covering building maintenance, 24-hour security, shared utilities, and luxury amenities, and its national average reached R$ 516 per month as of 2025. This cost is material for households, sometimes reaching as much as 40% of the apartment's monthly rent.
