SPX Real Estate Development of Logistical Warehouses (B3: SPXG11) has approved its seventh public share issuance, aiming to raise up to R$20 million. The follow-on offering is priced at R$11.16 per share and is structured under a "best efforts" underwriting regime. The capital raise is tailored specifically for qualified investors, with preferential subscription rights granted to the fund’s current shareholders.

The primary mechanism of this capital increase is to fund targeted logistical development. According to the fund's administration, the net proceeds will be primarily channeled into acquiring shares of SPXG11’s own master class, which is dedicated to the development of high-tier logistical warehouses. By expanding its master class holdings, the fund intends to capture development premiums in a highly competitive logistics real estate sector, bypassing some of the secondary market premiums to build long-term equity value.

This strategic expansion comes amid mixed movements on the local exchange. On the Brazil stock market today, the benchmark Ibovespa today (IBOV) traded flat at 175,334.45 (+0.00%). Meanwhile, major blue chips showed divergent trends: state-run oil giant Petrobras (PETR4) fell 2.84% to R$41.01, mining giant Vale (VALE3) rose 0.60% to R$75.69, and financial heavyweight Itaú Unibanco (ITUB4) gained 1.40% to R$42.69.
