The assurance of payouts between R$0.083 and R$0.090 per share arrives as the fund details the allocation of the mega-issuance, a move designed to stabilize long-term income for income-focused FII investors and minimize the dilution impact typically associated with large share offerings. This news comes as the IFIX, the main index for Brazilian real estate funds, showed a gain, closing at 3,806.50 (+0.29%), reflecting a generally supportive environment for the asset class.

The mechanism for maintaining the guidance hinges on an active capital structure strategy, which includes a portfolio recycling cycle and debt reduction. Of the R$1.27 billion raised, the fund has earmarked approximately R$676 million toward the acquisition of new real estate assets, a core component for future income generation. Crucially for stability, the fund has also allocated capital toward strengthening its balance sheet, committing approximately R$310 million to free cash and R$290 million to marketable securities. This strategic allocation provides a substantial buffer, enabling the fund to manage near-term operational costs and pursue opportunistic investments without immediately deploying all capital into illiquid assets.

GARE11’s proactive communication on its allocation strategy addresses key investor concerns about "cash drag," or the potential for newly raised capital to temporarily lower overall dividend yields until it is fully invested. By retaining a significant portion in high-liquidity, high-quality securities, the manager seeks to preserve the fund’s overall profitability while waiting for ideal acquisition opportunities.
